Home Sale Closing: What to Expect

You’ve gone through the real estate process thoroughly. You’ve gone to open houses, found the perfect house and price-crunched to ensure you could actually afford it. You’ve made an offer on the house of your dreams. Maybe the seller even countered it. In the end, you both agreed to a price and terms with which both parties were comfortable. Now what?

Welcome to the closing on your new home. This is the day when the new buyer and the home’s previous owner finish the property’s legal transfer. Once this process has been completed, the buyer receives the keys to his or her new home.

That doesn’t sound too hard, right? You actually have to do several specific things in order to have a proper house closing. Since all property’s need to be insured, you as a buyer need to hand over a copy of your homeowner’s policy receipt to your new lender. The buyer and seller both also have to prove that the price on the contract is what they originally agreed upon, signing documents to that effect. Either the buyer, seller or both will also need to pay the closing agent whatever closing costs are owed. Immediately following this step, the buyer and the seller must both review all the documents they signed.

An escrow account must be established in addition to paperwork. In order for the buyer to cover things like property tax, homeowner’s insurance, interest that accrues in the interim and sometimes even private mortgage insurance, the closing agent does this. All documents associated with the property’s mortgage must then be executed via signing by the buyer. The lender can then present the closing agent with a check to cover the purchase price of the home, as agreed to in the mortgage.

The last step is to present the buyer with the home’s title and keys. Most states require that the buyer’s interest in the property be recorded at a county’s records office to ensure the buyer is the true owner of title to the property. Other people might be able to claim a stronger interest in the property in the event that the buyer opts not to record his or her interest. There have been cases where a dishonest seller got away with selling the same property to two different buyers. Some states follow a race type of statute, which determines that the first person to record title is the true property owner. The house belongs solely to the new buyer once the recording process is completed.

Excellent MLM Management Team

“These are your JV partners

The First Pillar is

Company MLM Management experience – with integrity

The MLM Management Company executives require to have had broad MLM building experience, they need to have been on the front line and really built and maintained a networking business or else they will have no appreciation or respect for what you have to do to establish a business, in fact their business as well.

A Fortune 500 executive will look at you as an expendable production unit, a commissioned contractor if you will. If the company is publicly traded, their first allegiance and legal responsibility is the shareholders and you come a distant second.

They will also look at you as a commissioned contractor or employee, an expendable production unit. If needed, they will acquire money from you to pay the shareholders. It is simple to do – they just have to modify the Pay-Plan.

How will you know if they have the experience?

Gather the name of the top executives in the MLM management team and search them in Google. Use your judgment because some of the posts there may not be complimentary, but that could be just people with sour grapes.

You can go back to Google and enter ‘name+scam’ and find what comes up. Be aware that there are a couple of sites that would have us believe that all MLM’s are an illegal scam which is patently false. Again use your judgement.

Doing business the old way

Some Companies will order who you can approach to advertise the business or the products, If the Company insists that you can only talk to family and friends, find another Company. Find one that will promote modern, automated marketing system.

Finding out if they are honest

But really the only way to discover if your MLM Management team has integrity read your policies and procedures and your distributor agreement. Yes. As terrible as it may be, READ THE CONTRACT.

Check it out with somebody who is able to discover whether all the cards lie in the company’s hand or perhaps you are left with some power as well. If it all lies in their hand, they can easily get rid of you at a moments notice and there is not one thing you can do about it. You must have a contract which gives you the right to your business.

Don’t accept the agreement until you are happy with your contract.

If you don’t have this Pillar in place, the whole business is built on shaky ground.

Kickoff Pillar is Company MLM Management experience with Integrity. ”
